Tips on Finding The Right Home

As a Buyer, it can be very frustrating trying to find the right home. Sometimes even when you do – it sells too fast.

Here are my best tips to help you in your journey.

  1. Call Realtors who have sold similar homes to those you liked and see if they are keeping tabs on any neighbours that have similar homes in the neighbourhood.
  2. Get plugged in by a Realtor to scan the back end of the MLS in real time to see what matches your needs and have them emailed to you as they come up. Tip: Have them program the search to scan for key words
  3. Take a closer look at homes that may not seem too attractive in the listing as sometimes a great home can just be poorly marketed.
  4. Consider homes outside of your area of preference that are closer to highways so that your commute to other parts of the City is similar
  5. Consider a more expensive home
  6. Consider a cheaper home
  7. Consider a home that doesn’t have the style you like as you can always modify many aspects of style and have a custom home that will be unique (which works in your favour when you go to sell it)
  8. If you have a very specific area and type of house that you want – go door knocking
  9. Consider getting your home built, or getting one in much poorer shape than you would like renovated to your standards
  10. Look at EXPIRED and CANCELLED listings from the past 12 months and see if the Sellers would still be willing to sell.
