In this segment I’m going to go through the beginning of the Suburb Series, which means this week I’m going to go through the stats year over year for Orleans, and in the coming weeks you’ll see me and my team go through Barrhaven, Kanata, Stittsville, Nepean etc.

Here goes for Orleans:

Year over year, prices were DOWN 2% on average.

For the same time period, days on market were UP 46% on average.

What does this mean? If you are thinking of selling, you need to invest in a GOOD agent who can do some damage control and make sure you are getting as much money as possible. If you are looking to Buy, it’s a GREAT time to buy as prices are down on average and sellers are hurting a bit.

Cumberland Transitway Under Review Once Again.

The City of Ottawa is reviewing alternatives as part of their Environmental Assessment for the New Cumberland Transitway, as a result of their first ‘Open House’ in June. The planning was originally initiated in 1995, and the study was completed in 2000, however a review was conducted in 2004, and now due to the initiative to integrate the transit with the Millenium Sports Park—further approval and consultation is required.

With the Millenium Park-and-ride being undertaken by the city, factors like the Trim Rd extension, the Blackburn bypass and the impending connection between Trim rd. and Frank Kenny are all being considered. (Were you aware of these factors in your neighbourhood?)

At the Public Open House in June, the alternative for the Trim –Frank Kenny connection that was chosen exhibits a balance between recreational development, considerations of area residents, the protection of a woodlot located adjacent to a proposed sports field development, as well as drainage functions. The average joe simply noticed an effort to preserve some trees – which is fine by all means.

One of the more interesting options was for a grade-separated solution VS an at-grade solution, which basically means ‘to overpass or not to overpass’. One of the conclusions from the study showed that the non-overpass solution was operationally feasible, and would not necessarily be required.

Next? Comments from the last open house are being received by the Technical and Advisory consultation groups, the preferred alternatives are scheduled to be confirmed in an impact assessment in the second open house in November 2010.

SPOTLIGHT: Spring Valley Trails (Claridge in Orleans/Navan)

Curious about all the buzz about the new Claridge Homes in the Mer Bleue Conservation area?  Have you been hearing about these homes but haven’t had the chance to get out there yet?  In this piece I will be taking a closer look at this development and giving you an insiders peek at what has been eating up the new home market share in Orleans / Navan.

 In 1971, Bill Malhotra immigrated to Canada and took up jobs as a consulting engineer and then Chief Structural Engineer for the city of Ottawa, where he developed a strong understanding of the local development community. To get to the Sales office, you can go down Page Road, then right after Navan road you would turn right down Renaud. Alternatively, you can take Mer Bleue down to Renaud and go right as well.

Two TOP SELLING Streets in Queenswood Heights

Danniston Crescent and Turnberry Road!

Danniston is off of Wildflower and backs on to the ravine, while Turnberry is just down Wildflower on the other side of Des Epinettes.

What did they have in common BESIDES upgraded kitchens, bathrooms and hardwood floors?

Townhomes in Orleans – A little analysis

I recently dug into the sales activity in my neighborhood of over 27 years – ORLEANS.

I wanted to look at the most popular housing in my age group – TOWNHOMES.

I identified what price ranges all the activity is happening in – here it is (I plotted it in an MS PAINT graph to make it easier to understand):

As you can see, most of the activity flows around 250K.

Lets say you put 5% down, or $12,500 – your mortgage amount would be $237,500.

Your MORTGAGE PAYMENTS would be around $1,070.00 with todays posted rates from one of my recommended mortgage brokers.

Are you paying more than that in RENT right now? I sure hope not!

You should know, this number does not include payments on  mortgage insurance or property taxes – which you can very well pay seperately.

One last thing – almost all of these towns sold within a 1km radius of Innes and Tenth Line!

Coincidence that this is the kind of house I’ve been helping people buy in that area?
